Project Status Update
The project (currently under plan check review with the Emeryville Fire Department) calls for one and one half inch diameter thin steel water supply lines running down the upper corners of all common hallways with sprinkler heads spaced every 14 feet. All 1,249 units will have have a water sprinkler line and sprinkler head running along the top of the wing wall on the left or right side of the unit door. All garages, storage, laundry and trash rooms will have a fire suppression line and sprinkler head as well. Staff has obtained preliminary cost estimates of up to $1,000,000 to install a removable sheet metal decorative enclosure (to hide the suppression lines and fire alarm conduit runs in the hallways) and to lower the existing hallway smoke detectors away from the new enclosure as required by code. If approved by the WCA Board of Directors, the timing of this project is scheduled to occur six months before the interior renovation project would begin. The funding for this project will be requested February/March 2011.
